Comprehensive technical building inspections

At BALTS UN MELNS, our engineering office provides a wide range of technical building inspection services aimed at determining the technical condition of buildings, their components, or installed building systems and engineering infrastructure. The inspection results are compiled into a detailed technical inspection report.

Did you know that the structures of both residential buildings and other buildings can develop various deformations over time?

It is best to identify them in time, so that potential deformations, deviations from verticality and horizontality can be determined, which can lead to undesirable consequences in the long term.

We provide the highest level of technical inspection, which includes (depending on the specifics of the building):
  • General visual inspection of the building;
  • Excavations of constructions;
  • Views of constructions;
  • High-precision measurements of constructions;
  • Construction testing with non-destructive methods;
  • Concrete strength tests;
  • Strength tests of steel elements;
  • Strength tests of reinforced concrete structures;
  • Inspections of reinforcement placement of reinforced concrete elements;
  • Inspections of the thickness of the concrete protective layer and the diameters of the reinforcement;
  • Crack development monitoring;
  • Building settlement control with geodetic leveling;
  • Survey of engineering communications and determination of technical wear and tear;
  • And other technical survey services.

We reveal the hidden defects of building structures

To avoid damaging the building's structures during the inspection, we utilise various non-invasive equipment, including an ultrasonic material thickness gauge, a digital rebar detector, a Schmidt hammer, and a surface moisture meter.

Using the ultrasonic material thickness gauge, we measure the thickness of various building materials without causing damage or drilling into the structures.

The key benefits of this device include high precision and speed in obtaining the necessary data.

Measurement of the protective layer of the reinforcement with a digital device

Meanwhile, the digital rebar detector enables us to locate the reinforcement bars within the concrete during the technical building inspection.

The device's real-time visualization screen allows us to instantly identify the exact location of the rebar, its depth (or cover), and the diameter of the reinforcing bar

Schmidt hammer test for concrete hardness

One of the most frequently used non-destructive testing tools is the Schmidt hammer, which allows us to measure the compressive strength of concrete during the inspection.

The Schmidt hammer operates by striking the concrete surface with a standardized force. The rebound distance of the hammer is measured and used to calculate the concrete's hardness, which is then presented in detailed technical tables.

The results provide valuable information about the current strength of the concrete, aiding in the planning of future renovation or maintenance work.

Rapid and precise moisture measurement

Additionally, with the non-contact surface moisture meter, we can measure the moisture percentage in wood, masonry, plaster, and other materials during the technical building inspection.

Its spherical non-contact sensor operates on the principle of high-frequency radiation. Depending on the water content in the material being tested, the load on the emitter changes, and consequently, the instrument's reading changes.

This equipment is essential for measuring moisture in building floors, walls, ceilings, and other structures without damaging the surface of the material being tested.

Technical inspection of structures and buildings is the best way to timely prevent various deformations and damages that may occur over time in the constructions of both residential and other buildings. It is an integral part of building management, even if it seems that there are no visually noticeable problems - the law states, at least once every 10 years. It is a great first

It is a great first (and often last) step in building renovation projects, building insulation projects, as well as in other remodeling cases.

Some of the cases where a technical survey may be necessary:

  • The building is being or will be renovated
  • Renovation or restoration work has just been carried out
  • The building must be commissioned
  • It has been a long time since the last survey
  • Problems are suspected
  • The building has been damaged as a result of natural disasters
  • A fire or explosion has occurred in the building

Māju sāk celt no pamatiem. Un ēku pārbūvi sāk ar esošā ēkas stāvokļa noskaidrošanu – tieši to nodrošina tehniskā apsekošana.

Tās laikā iespējams uzzināt esošo ēkas stāvokli līdz smalkākajām detaļām, kas vienmēr ir ļoti svarīgas turpmākā projekta izstrādē neatkarīgi no tā, vai ēka tiek atjaunota, pārbūvēta vai tiek veikti citi būvdarbi.

A technical survey is mandatory before the development of a renovation, reconstruction or restoration construction project, also for a simplified renovation of the building facade. Building regulations are stipulated in Latvian legislation LBN 405-21, who determines how the technical survey takes place, who can perform it and what should be included in the technical opinion.

The certified experts of our office collect the information obtained during the technical survey in accordance with the Latvian Legislation in the technical opinion of the building, in order to facilitate further operations or projects, as well as project coordination with financial institutions.
