The series 316 and 602 typology projects—a future-oriented solution for renovating multi-apartment buildings.

A significant portion of Latvia’s housing stock was built in the mid-20th century, and today, these buildings face major challenges—wear and tear, poor energy efficiency, and high maintenance costs. This is precisely why the standardised designs for the 316 and 602 series of multi-storey residential buildings were developed, with SIA "BALTS UN MELNS"—one of Latvia’s leading design firms—as their creator.

This project was developed on commission from the Ministry of Economics of the Republic of Latvia and serves as a platform for efficient and high-quality building renovation.

Design in 3D and BIM Environments

Standard projects are developed using modern technologies—designing in 3D environments and full-scale work in BIM. The foundation for these designs is based on real buildings that have undergone laser scanning,from which high-precision 3D models of existing structures are created.

This type of project solution is developed using BIM software, which not only enables the coordination of work among specialists from various disciplines but also ensures BIM coordination and information accessibility within a unified data environment. This significantly reduces risks, time, and costs throughout both the design and subsequent construction phases.

Advantages of Standard Design Projects

The primary goal of the 316 and 602 series standard design projects is to provide clients and designers with a high-quality foundation—or base material—that includes all the necessary sections of a construction project: architectural, structural, engineering systems, and fire safety solutions.

The objective of this standard project development is to promote the serial renovation of multi-apartment residential buildings and improve their energy efficiency. This will be achieved by providing cost-effective, high-quality standard solutions, which will significantly reduce both the time and cost required for the development of construction design documentation for clients.

Energy Efficiency Solutions

Three options have been developed for renovating building envelope structures:

  • External wall insulation using a rendered system,
  • A ventilated façade clad with fibre-cement panels,
  • Prefabricated timber-frame insulation panels.

All solutions are designed to achieve Class A energy efficiency and deliver approximately 30% savings in primary energy consumption. meaning lower heating bills and greater comfort for residents.

The projects also include the replacement of windows and doors, insulation of attic/roof and basement ceilings, construction of new balconies/loggias, modernisation of the heating and ventilation systems with heat recovery, as well as the complete overhaul of all remaining building engineering networks.

When using a standard design, each specific building requires additional work—such as an energy audit, technical inspection, topographical survey—as well as tailored solutions to match the building’s technical conditions. Financial Benefit

According to calculations, the average energy savings for buildings will be approximately 46 kWh/m² per year, allowing residents to reduce heating costs by up to €0.35 per m² per month.

Additionally, the market value of a renovated building increases significantly— by an average of 20%.Thanks to state support programmes, construction costs can be partially covered by subsidies using EU funding, making the project more accessible for residents.
